Charlotte Housing Market Weekly Update – Home Prices Rise, Property Taxes Increase, and Buyer Trends Shift (April 24, 2026)

Charlotte Housing Market Update – April 24, 2026 | Prices Rise, Rates Ease, Buyer Trends Shift
Road trip season is here.
My son and I are headed to Myrtle Beach for his final soccer tournament of the season, and we’re making a weekend out of it.
One of the best parts of living in the Greater Charlotte area is just how accessible everything is.
In just a few hours, you can be at:
- Myrtle Beach — the “Golf Capital of the World” with over 80 courses
- Charleston, SC — with family-friendly beaches like Isle of Palms
- Wrightsville Beach — known for clear water and strong surf culture
- Carolina Beach — offering that classic boardwalk experience
That accessibility is part of what continues to make the Charlotte real estate market so attractive.
And here are three things you need to know about the housing market this week.
In The Middle: Home Prices Continue a Long Run of Growth
The housing market continues to show resilience.
According to national housing data:
- $408,800 median U.S. home price
- Prices are up 1.4% year-over-year
- This marks 33 consecutive months of annual price increases
This tells us something important:
Even with higher mortgage rates and affordability challenges, limited inventory continues to support home values.
The takeaway:
👉 We are no longer in a rapid appreciation cycle
👉 The market is shifting toward a more sustainable pace
Charlotte Context
In the Charlotte NC housing market:
- Price growth remains steady — not explosive
- Buyers are gaining leverage in certain segments
- In high-demand areas, well-positioned homes continue to appreciate
Nothing Is Certain Except: Property Taxes Are Rising
Property taxes continue to climb across the U.S.
- Total property taxes reached $396.8 billion in 2025
- The average tax bill increased 3% to $4,427
- The effective tax rate rose to 0.9%, the highest since 2020
This is happening even as national home values dipped slightly:
- Average home value declined 1.7% to $494,231
Top states with the highest property taxes:
- New Jersey: $10,499
- Connecticut: $8,901
- New Hampshire: $8,174
- Massachusetts: $7,904
- New York: $7,732
What It Means
Where you live plays a major role in your long-term cost of ownership.
For many buyers, affordability isn’t just about price — it’s about total monthly cost, including taxes.
All The Single Ladies: Women Continue to Lead in Homeownership
One of the most important demographic trends in housing continues to grow.
According to the National Association of Realtors:
- Over 20 million single women own homes in the U.S.
- Compared to roughly 14 million single men
- Single women account for 17–20% of all buyers
- Single men account for just 7–9%
Beyond buying:
- Women are more likely to hold homes longer
- Real estate is being used as a long-term wealth-building strategy
Many buyers fall into two groups:
- First-time buyers in their 30s–40s
- Repeat buyers (often 55+) re-entering the market independently
Charlotte Market Context
These national trends continue to align with what we’re seeing locally.
The Charlotte housing market remains supported by:
- Strong job growth
- Continued in-migration
- Relative affordability compared to major metros
- Lifestyle advantages (like proximity to beaches and mountains)
Charlotte continues to offer a balance that many markets simply don’t.
What It Means for Buyers and Sellers
For buyers:
- Prices are stabilizing but still trending upward
- Total cost of ownership (including taxes) matters more
- Opportunities exist with better negotiating conditions
For sellers:
- Well-priced homes continue to perform
- Demand remains steady in desirable areas
- Strategic positioning is key
The market is not slowing — it’s normalizing.

Final Thoughts
We’re hoping to come back from Myrtle Beach with more than just airbrushed apparel and a Calabash experience — we’re going for a trophy.
Win or lose…
We’re never as great as our best day.
We’re never as bad as our worst day.
Be confident. Stay humble.
