According to the National Association of Realtors, affordability recently reached its best level since March 2022, marking the eighth consecutive month of improvement.

Several key indicators are moving in the right direction:

  • Existing-home sales increased 1.7% in February

  • First-time buyers accounted for 34% of purchases

  • Affordability conditions improved nationally

  • The South led all regions in year-over-year gains

This doesn’t mean we’re back to the ultra-competitive frenzy of 2021.

But it does suggest the market is gradually stabilizing, especially as we head into the spring season.

For buyers who stepped back over the past two years waiting for better conditions, the window may finally be opening.

  • Pending sales jumped 34.6% month-over-month in January

  • Median sales price increased 2.2% to $390,000

  • Inventory has increased compared to last year, giving buyers more flexibility when exploring homes for sale in Charlotte.

Pending sales are considered a leading indicator in real estate because they represent contracts that are expected to close in the coming weeks.

A sharp increase often signals stronger activity ahead.

The rise in inventory is also giving buyers more breathing room, allowing for more thoughtful decision-making compared to the highly competitive markets of previous years.

However, supply remains relatively tight in core counties such as:

  • Mecklenburg

  • Union

  • Cabarrus

These areas continue to attract strong demand due to job growth, migration, and Charlotte’s expanding economy.
