What’s up Panthers Fans!?!?

Ok the Panthers may not be your first team, but how could you not root for them?  The 2025 season marks Carolina’s 31st year in the NFL.  Despite a 5-12 record in 2024 the QB showed signs he could be the real-deal, they didn’t fire their coach, and for the first time in 9 years the club looks to take the top spot in the NFC South.  Here are the 3 things you need to know this week. 

Spend Money, Make Money: Investors accounted for 29% of single-family home purchases in June, 2025.

A recent report from Cotality signals investor activity in the U.S.  housing market activity is holding strong in 2025.  This is a sign that investors are seeing potential in the rental market amid housing affordability challenges. With current conditions adversely affecting affordability “investors are well positioned to meet rental demand." said Thom Malone, principal economist at Cotality. 

Declare Demand: President Donald Trump “may declare a national housing emergency” this fall.

U.S. Treasury Secretary Scott Bessent didn’t provide many details, but suggested the emergency action could include regulatory changes and other provisions aimed at incentivizing home building. An emergency declaration won't fix affordability in the short term, but substantially lower mortgage rates and minimal price growth could lead to improvements in the coming years. A recent Redfin report concluded that if home price growth remained at current rates of 1.4% year-over-year and mortgage rates fell to 5.5%, costs would return to July 2018 affordability levels by November 2030. 

Try Before You Buy: Renter households rose 2.6% to 46.4 million in Q2 2025. 

This represents one of the largest increases on record; from a Q1 to Q2 time period.  Meanwhile the number of homeowner households in Q2 was down 0.1% year-over-year.  Even as this is a small decline, it represents the first drop in nearly a decade. Economic issues aren't the only contributor: "People are also getting married and starting families later, which means they're buying homes later — another factor that may be at play," according to Chen Zhao, Redfin's head of economics research.
