Peak foliage typically arrives in Charlotte, NC late October through mid-November across the Piedmont. Whether you’re exploring local trails or planning a scenic drive, now is the moment to enjoy the Queen City’s most vibrant views of the year. Some of the richest colors of the season can be found within 30–90 minutes of the city.  Places like Crowders Mountain, Uwharrie National Forest, and Daniel Stowe Botanical Garden are perfect for weekend adventures, photos, a quick escape, and here are the 3 things you need to know this week. 

Better Call Saul: 91% of Home Sellers worked with an Agent this year, the highest on record.

Agent-assisted home sales just reached their highest level on record.  According to NAR’s 2025 Profile of Home Buyers and Sellers, 91% of home sellers worked with a real estate agent from mid-2024 through mid-2025.  This is up from 90% the year before and matches the previous high in 2018.  Meanwhile only 5% of homes were sold FSBO, marking an all-time low. 

The Great Stay: Home turnovers sink to 30-year low. 

Per Redfin, as of the end of Q3 2025 only 28 out of every 1,000 U.S. homes changed hands .  This marks the lowest turnover rate in at least 30 years. The turnover rate is defined as the number of homes sold in the first nine months of the year divided by the total number of sellable homes. For comparison the highest housing turnover rate was 44 per 1,000 in 2021, when mortgage rates were significantly lower.

Arrow Down: Equity-rich homeowners decreased to 46.1% in Q3 2025.

“Equity Rich” is defined as homeowners whose loan balances are less than half the value of their house.  This has dropped to 46.1% in Q3 2025.  This is down from 47.4% “equity rich” homeowners in the second quarter of 2025 and from 48.3% during the third quarter of 2024. "After several years of strong equity growth that peaked in 2022, homeowner equity levels appear to be stabilizing,” said Rob Barber, CEO of ATTOM. “The modest fluctuations seen over the last few quarters may suggest a housing market that's finding balance after an extended period of appreciation."
