Fall in Charlotte, NC isn’t just about golden leaves and pumpkin spice; it’s one of the city’s best seasons to get out and explore. Charlotte’s tree canopy covers nearly 45% of the city (more trees per capita than most major U.S. metros), the Carolina Renaissance Festival in nearby Huntersville draws over 200,000 visitors each autumn, triple sports action with Panthers football, Hornets preseason, and Charlotte FC playoffs all overlap, and here are the three things you need to know this week. 

Best Buy: The Week of Oct. 12–18 Will Be The Best Time To Buy a Home In 2025.

At a national level a recent realtor .com report and other major real estate outlets project that the week of 10/12-10/18 is expected to be the best week to purchase a home.  This week is expected to offer the most favorable combination of conditions to include; increased inventory, lower prices, less competition, and a more manageable market pace. 

Budge-less: Nearly half (45.2%) of today’s homeowners have lived in their home for more than 15 years.

Nearly half of homeowners have lived in the same place for 15+ years; one in four haven’t moved in over 25 years. For older owners, it’s even more striking: most 65+ homeowners have been in their homes since before 2009, and many since the turn of the millennium. That means the “average” retiree has been enjoying the same front porch, backyard, and neighborhood for a quarter of a century or more.

Prepper Shaker: The typical homeowner takes approx 10 months from the decision to sell until closing.

This means homeowners hoping to sell in the spring of 2026 are likely in the middle of this decision now.  Three things to consider: Assess your home’s value and equity position: homeowners aren’t always clear on how much equity they have or haven’t built. Identify needed updates or repairs: Even small improvements like fresh paint or landscaping can make a difference. Plan your listing timeline: Work backward from your target sale date in spring 2026 to figure out when to list, when to complete repairs, and when to finalize your marketing strategy.
