In approximately a year from today Wegmans Food Markets will officially be open for business in Charlotte, NC!  

If you don’t know Wegmans, it's only the greatest supermarket on the planet!!  Wegmans is a private family owned business founded in Rochester, NY, consistently appears on Fortune’s annual list of “100 Best Companies to Work For,” stocks anywhere from 50,000-70,000 products in their supermarkets, and here are the 3 things you need to know this week. 

Corporate Crisp:  Mecklenburg County had a 65% increase in single family homes owned by corporate landlords.  

A recent report published by the UNC Charlotte Urban Institute found that by 2023; corporate investors increased their share of Mecklenburg County single family homes to approximately 20,000 homes.  This means corporate landlords have a 7.5% market share of homes in Mecklenburg County.  For comparison, in 2019 they had a 5% share.    

Pumpkin Spice:  The number of homes actively for sale in the Charlotte Region has increased for the 22nd consecutive month.

Housing inventory in the Charlotte Region continues its rise with a 20.9% increase year-over-year in August, according to Realtor.com’s August 2025 Monthly Housing Market Trends Report. As of Sept 20th the Charlotte Region had 26.5% more homes available compared to the same week last year. At the same time, at $400,000 the median sales price in the region is still up (1.3%) slightly YOY. 

Not So Golden:  The federal government shutdown, what it means for real estate.  
VA and FHA loans are still closing as usual, conventional loans remain unaffected, and tax transcripts continue without disruption. USDA loans are expected to see the biggest delays since no new commitments will be issued during the shutdown. Federal employees may face challenges with employment verification, while flood insurance issuance and renewals could also be impacted. Other agencies such as HUD and VA may experience slower response times on approvals and restorations.
