Sharpen those pencils, Charlotte, NC…school is about to be back in session!
The Fort Mill School District started back up last week as they welcomed over 18,400 students across 20 schools. This year Charlotte-Mecklenburg Schools will say hello to over 140,000 students, in 180+ schools, and another 20,000+ students are enrolled in private and charter options across the Queen City. Here are the 3 things you need to know this week.
Which Side of the Aisle: The U.S. has 508,715 more home sellers than home buyers.
According to Redfin there are 34% more sellers in the market than buyers. At no other point in records dating back to 2013 have sellers outnumbered buyers this much. This however is national news and we all know real estate markets are hyper local. 31 of the top 50 metros are buyer’s markets, and Charlotte, NC is one of those 31 metros; currently 60.2% more sellers than buyers.
Out with the New: Existing Homes Outpaced New Construction Homes by Over $18K in Q2 2025.
This represents the widest gap on record, with sale prices of existing homes in the lead. In Q2 2025, the median price of an existing home reached $429,400. This represents $18,600 more than the median price of a new single-family home; $410,800. This coincides with a Realtor.com report citing the price premium on new construction just dropped to 7.8%, the lowest levels since recording this data.
It’s a Low-Rise: There are currently 83% more condo sellers than buyers.
An influx of condo owners trying to sell their properties has emerged and created an enormous surplus. Many reasons are due to rising costs of ownership; HOA fees and insurance costs (soaring in places like FL and CA), and some homeowners associations are doling out hefty special assessments. By comparison, there are 27.8% more single-family-home sellers than single-family-home buyers, and 33% more townhouse sellers than buyers.
