We recently heard of some restaurant closures in the uptown area, but did you know Charlotte’s restaurant scene isn’t just growing, it’s multiplying!?  

As of late July, over 135 new restaurants and venues had already opened in 2025.  This on top of the city’s 1,148 existing spots. Now add a dozen more recent establishments like Soul Gastrolounge’s 200-seat NoDa comeback, Qamaria’s 1,600-sq-ft Yemeni coffee house in University City, PopUp Bagels rising in Ballantyne, and here are the 3 things you need to know this week. 

Snip-Snip: Price cuts hit record 27.4%; half of major metros see home values fall. 

Per Zillow’s latest market report, home values are now rising in half of the nation’s major metros and falling in the other half. Out of the 50 largest metros, 25 saw YOY price growth and the other half saw declines. The regions leading the way with modest price growth are the Midwest and Northeast; meanwhile Southern and Western metros are experiencing declining prices. 

Slow Motion For Me: Existing home sales were up 2% in July compared to June. 

Across the nation home sales are up 0.8% year-over-year, bumping the seasonally adjusted annual rate up to 4.01 million, according to the National Association of Realtors. The median sales price was basically flat year-over-year, rising 0.2% to $422,400. Home sales decreased 2.7% from June, but year to date home sales are up 2.6% across the Charlotte Region.  Year to date the avg sales price in the Charlotte Region is $510,461; up 2.9%.
 

Home Not Alone: Homes across U.S now taking 43 days to sell; slowest summer in a decade.

According to Redfin’s latest report, the typical U.S. home that went under contract in July sat on the market for 43 days.  This is up from 35 days just a year earlier, and the longest July span since 2015.  The Charlotte Region is averaging 48 days on market up 29.7% year to date.
