This is the lowest that mortgage rates have dropped since October 2024. At 6.56% the 30-year fixed-rate mortgage is down slightly from 6.58% over the previous 2 weeks, according to Freddie Mac. "Even with modest improvements in mortgage rates, housing affordability, and inventory, buyers still remain hesitant," said NAR Chief Economist Lawrence Yun
A Little More Bling: Americans now need to earn $114,000 per year to afford a median priced home.
In 2019, a buyer would need to earn $67,000 annually to afford a median priced home. This represents an increase of 70.1% from that time. “Even with today’s affordability hurdles, meaningful changes in the market could give buyers a better shot at finding a home,” said Danielle Hale, chief economist at Realtor.com.

Back in 2023 the number of daily movers to the region was 117. Only two years later the U.S. Census data from July 1, 2023 and 2024, estimates that the region averages 157 movers daily. That same report lists the Charlotte metro ranks ninth in the U.S. in terms of number of people who moved to the area from 2020 to 2024, the report states. With a net migration of 223,208 the Charlotte region outpaces several major metros, including Raleigh; Nashville, Denver; Boston; and Minneapolis.
